Uyen Hung Industrial Cluster stands out with a total area of 120 hectares (including 77 hectares of industrial land), located in Uyen Hung Ward. The project enjoys a strategic position about 34 km from Ho Chi Minh City, 4 km from Binh Duong New City, 32 km from Tan Son Nhat International Airport, and 33 km from Saigon Port. The cluster benefits from convenient access to National Highway 1A, National Highway 13, and the My Phuoc – Tan Van Expressway, while being close to major industrial zones such as VSIP II Industrial Park (5 km) and Nam Tan Uyen Industrial Park (7 km). With abundant and cost-competitive labor from nearby residential areas (22 ha), the cluster prioritizes industries such as construction materials, electronics, mechanical engineering, agro-forestry processing, food production, and consumer goods. Flexible land plots of 1–4 hectares make it especially suitable for small and medium-sized enterprises (SMEs) seeking efficient investment opportunities.

Labor Supply: Abundant workforce from Binh Duong Province, providing millions of skilled industrial workers.
Power Supply System
Power sourced from a 110kV transmission line across the cluster, supported by a 110/22kV substation (2×30 MVA) supplying the entire area.
22kV distribution lines run along the main roads, directly connected to factories, ensuring stable and reliable power supply.
Clean Water Supply
Water supplied from the Uyen Hung Ward Water Plant along DT747B, supported by a 0.5 ha booster pumping station.
A closed-loop pipeline network ensures continuous water supply throughout the cluster.
Postal & Telecommunications
Infrastructure developed from DT747 and DT747B, with underground cables installed along main and secondary roads for telephone and internet services.
Modern technology equipment and mailbox systems allow easy expansion and connectivity.
Agricultural and aquatic product processing: Prioritizing local raw materials.
Mechanical engineering: Components and supporting industrial machinery.
Textiles, leather and footwear.
Electronics, assembly.
Corporate Income Tax (CIT)
100% exemption for the first 2 years.
50% reduction for the following 4 years.
Import Tax
Import duty exemption for machinery, equipment, and goods imported to create fixed assets for the project.
Value Added Tax (VAT)
VAT exemption for imported materials used for manufacturing export products, in accordance with regulations.
Internal Transportation
Main roads are 22.5 m wide, while secondary roads are 15 m wide, finished with hot-mix asphalt.
The grid-layout design ensures smooth circulation, with concrete sidewalks and green grass areas enhancing the urban landscape.
Wastewater Treatment Plant
Capacity of 3,000 m³/day; wastewater is pre-treated on-site (Class B) before being sent to the centralized system (Class A).
Stormwater drainage uses reinforced concrete pipes (D800–1200) with capacity up to 3 m³/s; solid waste is collected daily.
Fire Protection System
Fire hydrants installed at intersections, spaced ≤150 m apart, with warning and firefighting systems meeting government regulations.
Wide roads ensure easy access for emergency and firefighting vehicles when incidents occur.
Infrastructure & Utility Fees
Infrastructure management fee: 0.06–0.08 USD/m²/month.
Wastewater treatment fee: 0.25 USD/m³ (calculated at 80% of total water consumption).
Industrial electricity price: Supplied by EVN Binh Duong, approximately 0.05–0.10 USD/kWh depending on time-of-use tariff.
Clean water price: Around 8,000 VND/m³ (~0.32 USD/m³).
