Infrastructure situation

Internal Transportation
Internal roads range from 12 to 20 meters in width (main roads: 20 m, two lanes plus shoulders), asphalt-paved, supporting 40-ton trucks and fire engines, with direct access to National Highway 13. Phase 1 infrastructure has been 100% completed, ready for immediate operation.
Power & Water Supply
Power: Capacity of 70 MVA from the national grid (22kV), with 2,000 kVA substations, supplying stable three-phase electricity to each land plot.
Water Supply: Clean water plant capacity of 7,000 m³/day (main pipeline Ø250 mm, branch Ø160 mm), compliant with TCVN standards.
Wastewater Treatment: Centralized system with a capacity of 6,000 m³/day, meeting QCVN requirements.

Investment Incentives

Corporate Income Tax (CIT) Incentives

Standard sectors/projects
2-year tax exemption, followed by a 50% reduction for the next 4 years.
High-tech projects (certified by the Ministry of Science and Technology):
4-year tax exemption, followed by a 50% reduction for the subsequent 9 years.
Import Duty Incentives
Import duty exemption applies to
Goods forming fixed assets of incentive-eligible investment projects.
Raw materials and components not yet produced domestically (subject to confirmation by the Ministry of Industry and Trade).
Goods used for manufacturing export products (in accordance with Article 16 of Law No. 107/2016/QH13).

Construction Regulations
Maximum building density: 60–70% of land plot area (depending on industry).
Factory height limit: 15–20 meters (3–5 floors).
Compliance with fire safety distances and ventilation requirements.
Flat ground conditions, soil bearing capacity of 1.5–2.0 kg/cm², elevation 25–30 meters above sea level.
Power & Water Infrastructure
Designed power capacity: 70 MVA, 22kV lines supplying three-phase power to plot boundaries.
Clean water capacity: 7,000 m³/day, compliant with TCVN 01:2009.
Wastewater treatment capacity: 6,000 m³/day, compliant with QCVN 40:2011/BTNMT – Class A.
Fire Prevention & Fighting (FPF)
The fire protection system was appraised in 2008 (pipelines, hydrants, extinguishers) but has not yet been fully accepted under Decree No. 136/2020/NĐ-CP (updated 2024).
