Land use term: 50 years (2012 – 2062)
Leasable area: 5 - 10 ha
Leasing price: Negotiation
Project highlights:

Tan Binh Industrial Park stands out as the northern gateway of the province, with convenient connections to DT741 and the Ho Chi Minh City – Thu Dau Mot Expressway (approximately 20–25 km). The park is located about 55 km from Tan Son Nhat International Airport and 60 km from Cat Lai Port, offering strong logistics advantages for wood, rubber, and export-oriented manufacturing industries.
The park features 100% completed and synchronized infrastructure, including internal roads 24–38 m wide (H30 load standard), a stable 110kV power supply, clean water capacity of 14,000 m³/day, a centralized wastewater treatment plant of 10,000 m³/day meeting Class A standards, and fire prevention and fighting systems compliant with national regulations. With low infrastructure fees (USD 0.4–0.6/m²/year), 50-year land-use incentives, and management by the reputable developer TBIP/Tanimex, Tan Binh IP offers a strong competitive advantage compared to the higher-cost industrial parks within Ho Chi Minh City. Overall, it is an ideal destination for sustainable investment in clean industries in Southern Vietnam.

Site connection

Located on DT741 Highway, the northern gateway of the province with strong access to Ho Chi Minh City and Thu Dau Mot
55–65 km to Cat Lai Port; 51–55 km to Tan Son Nhat International Airport
20–25 km to HCMC – Thu Dau Mot Expressway, enabling regional connectivity
15–22 km to Thu Dau Mot center; 15 km to Binh Duong New City
Close to major industrial hubs such as VSIP I and Dat Cuoc Industrial Park, supporting supply chain integration
Abundant and cost-competitive workforce with nearby schools and hospitals (3–15 km radius)
10,000 m³/day wastewater treatment plant meeting environmental standards
Ideal for wood processing, rubber, agro-processing and supporting industries

Infrastructure situation

Internal Transportation System
The internal road network meets Vietnamese H30 load standards, allowing smooth circulation of containers and heavy trucks.
The main boulevard is 38 meters wide with four hot-mix asphalt lanes, while secondary roads are 24 meters wide with two lanes, ensuring efficient and congestion-free cargo transportation.
Power & Clean Water Supply
Electricity is directly connected to the national grid along internal roads, ensuring stable power supply with short-circuit protection systems in place.
The clean water treatment plant has a capacity of 14,000 m³/day, with pipelines extending to the enterprise boundary, fully meeting production and domestic needs.
Wastewater Treatment & Drainage System
The centralized wastewater treatment plant has a capacity of 10,000 m³/day, meeting Grade A standards under Vietnamese regulations (TCVN), helping optimize operational costs.
A complete rainwater and wastewater drainage system prevents flooding and stagnation, with a separate stormwater drainage network integrated throughout the zone.

Attraction fields

Food processing and wood-based products manufacturing (high priority due to proximity to raw material sources in Binh Phuoc).
Rubber processing and rubber product manufacturing.
Agro-processing and food production.
Production of non-fired construction materials (bricks, roofing tiles).
Supporting industries for wood and rubber processing (specialized machinery, industry-specific chemicals).
Production of handicrafts and export-oriented wooden furniture.
Other environmentally friendly industries with low pollution impact.

Investment Incentives

Corporate Income Tax (CIT) Incentives
Preferential tax rate: 10% for 15 years (instead of the standard 20%).
Standard sectors/projects
2-year tax exemption, followed by a 50% reduction for the next 4 years.
High-tech projects (certified by the Ministry of Science and Technology):
4-year tax exemption, followed by a 50% reduction for the subsequent 9 years.
Import Duty Incentives
Import duty exemption applies to

Goods forming fixed assets of incentive-eligible investment projects.
Raw materials and components not yet produced domestically (subject to confirmation by the Ministry of Industry and Trade).
Goods used for manufacturing export products (in accordance with Article 16 of Law No. 107/2016/QH13).

Technical information

Building Density & Height
Maximum building density: 60% of the total land plot area; the remaining area is allocated for green space and internal roads.
Factory height: Maximum 18–25 meters (3–5 floors), depending on location and subdivision planning, ensuring proper ventilation and compliance with fire safety regulations.
Infrastructure Design Capacity
Power Supply: Connected to the national grid via a 110 kV substation; stable supply with high redundancy, distributed along internal roads.
Clean Water Supply: 14,000 m³/day capacity; modern water treatment plant with pipelines extending to the enterprise boundary.
Wastewater Treatment: 10,000 m³/day (Grade A compliance under Vietnamese standards – TCVN); centralized treatment plant applying biological and physico-chemical processes.
Fire Prevention & Fighting (FPF)
The fire protection system complies with Vietnamese National Standard TCVN 2622, featuring:
Internal roads 24–38 meters wide to accommodate fire trucks
Fire hydrants installed at 120-meter intervals
A 5,000 m³ emergency water reservoir
Mandatory green buffer zones with a minimum 10-meter setback from factory walls to reduce fire spread risk

Related costs

Management & Infrastructure Fees
Infrastructure management and maintenance fee: Approximately USD 0.4–0.6/m²/year (equivalent to VND 9,400–14,000/m²/year), covering maintenance of internal roads, power systems, and security services. Payment is typically made twice per year.
Wastewater treatment fee: Approximately USD 0.28–0.5/m³ (equivalent to VND 6,500–12,000/m³). Wastewater is treated to meet environmental standards (influent Grade C, effluent Grade A), calculated based on a separate metering system.
Electricity & Water Tariffs
Electricity tariff: Applied in accordance with the national power tariff schedule, ranging from approximately VND 1,175–2,350/kWh depending on off-peak and peak hours. Power supply is stable and reliable.
Clean water tariff: Approximately USD 0.36/m³ (excluding VAT), supplied from the on-site water treatment plant with a capacity of approximately 14,000 m³/day.
