Factory height: Maximum 18–20 m (1–2 floors), with setbacks of 4–6 m along internal roads of 15–35 m width.

Compliance with TCVN 2622 and the Law on Fire Prevention and Fighting.
Internal pipeline network with low pressure supplied from domestic water.
Systems inspected and approved by the Dong Nai Fire Police.
Infrastructure Management Fees
Infrastructure management fee: USD 0.3/m²/year (~VND 7,500/m²/year), paid annually, including road maintenance, security, lighting, and general sanitation.
Electricity & water prices
Electricity: VND 900–1,100/kWh (~USD 0.036–0.044/kWh), normal and off-peak hours
Clean water: VND 7,200/m³ (~USD 0.29/m³), supplied from the on-site system
Wastewater treatment fee
USD 0.32/m³ (~VND 8,000/m³), calculated based on actual discharge volume (typically 80% of input water).
Centralized plant capacity of 4,000 m³/day, meeting QCVN 40 – Column B standards."
