Corporate Income Tax (CIT) Incentives
Preferential tax rate: 10% for 15 years (instead of the standard 20%).
Standard sectors/projects
2-year tax exemption, followed by a 50% reduction for the next 4 years.
High-tech projects (certified by the Ministry of Science and Technology):
4-year tax exemption, followed by a 50% reduction for the subsequent 9 years.
Import Duty Incentives
Import duty exemption applies to
Goods forming fixed assets of incentive-eligible investment projects.
Raw materials and components not yet produced domestically (subject to confirmation by the Ministry of Industry and Trade).
Goods used for manufacturing export products (in accordance with Article 16 of Law No. 107/2016/QH13).

Technical Regulations
Protrade International Industrial Park (Ben Cat, Binh Duong) complies with Grade I industrial park technical standards under Decision No. 4573/QD-UBND (2007) and the adjusted 1/500 detailed master plan.
Construction Regulations
Maximum construction density: 60% of land plot area
Factory height limit: 18–25 m (2–4 floors)
Green space density: 10–12%
Fire safety separation distance: minimum 15 m.

Power capacity: 126 MW from 110/22kV substation, medium-voltage 22kV supplied to plot boundaries.
Clean water: 2,500 m³/day, supplied by BIWASE, meeting WHO standards.
Wastewater Treatment & Fire Protection
Centralized wastewater treatment: 2,500 m³/day (Phase 1), expandable to 5,000 m³/day, meeting QCVN 40:2021/BTNMT – Class A.
Firefighting system: fire hydrants every 150 m, alarm and suppression systems compliant with Decree 136/2020/ND-CP; internal roads 22–28 m wide supporting fire engines.

Infrastructure Management Fee
USD 0.06/m²/month (approx. 1,360–1,500 VND/m²/month)
Includes 24/7 security, cleaning, road maintenance, and lighting
Payable quarterly (3 months in advance).
Wastewater Treatment Fee
USD 0.28–0.37/m³ (6,500–8,400 VND/m³)
Calculated on 80% of clean water consumption, compliant with Class A standards
Monthly payment.
