Ong Keo Industrial Park stands out thanks to its prime riverside location along the Long Tau River and Dong Tranh River. The park is only 10–12 km from Cat Lai Port, approximately 15 km from Long Thanh International Airport, and 15–17 km from Ho Chi Minh City center, offering outstanding advantages in both inland waterway and road logistics for clean heavy industries. With a large-scale development of over 800 hectares, the park is comprehensively invested by Tin Nghia Corporation, featuring internal roads 25–61 m wide, a stable 110 kV power supply, clean water capacity of 20,000 m³/day, and centralized wastewater treatment capacity of 3,000 m³/day meeting Column A environmental standards. The park is suitable for lubricants, chemicals, mechanical engineering, plastics, rubber, and garment industries. Attractive incentives include a corporate income tax (CIT) rate of 20% for 10 years (2-year tax exemption and 50% reduction for the following 4 years), exemption from import duties on machinery, and land rental exemption for 6–24 months. With an occupancy rate exceeding 62%, the park has attracted major tenants such as Sun Steel, Sanrimjohap, and EVN.

Internal roads
Internal roads range from 25–61 m wide (4–6 lanes), fully paved with asphalt concrete, capable of accommodating heavy container trucks and ensuring seamless connectivity throughout the 855.6-ha park.
Power supply
Electricity is supplied from a 110/35/22 kV substation, with a high-voltage network along internal roads, ensuring stable power and preventing overload for heavy industrial production.
Water supply
Clean water is supplied from Nhon Trach groundwater plant with a capacity of 20,000 m³/day, supplemented by Thien Tan plant (200,000 m³/day), delivered via international-standard pipelines to factory boundaries.
Wastewater treatment
A centralized wastewater treatment plant with a capacity of 3,000 m³/day meets environmental standards, supported by modern air emission and solid waste treatment systems.
Lubricant, gas, and liquefied petroleum gas (LPG) processing
Chemical manufacturing (excluding basic chemicals)
Pharmaceuticals and cosmetic chemicals
Food processing
Power generation, postal and telecommunications, mechanical engineering
Paper manufacturing (excluding pulp production)
Plastics and rubber manufacturing (excluding natural rubber processing)
Corporate Income Tax (CIT) Incentives
Preferential tax rate: 10% for 15 years (instead of the standard 20%).
Standard sectors/projects
2-year tax exemption, followed by a 50% reduction for the next 4 years.
High-tech projects (certified by the Ministry of Science and Technology):
4-year tax exemption, followed by a 50% reduction for the subsequent 9 years.
Import Duty Incentives
Import duty exemption applies to
Goods forming fixed assets of incentive-eligible investment projects.
Raw materials and components not yet produced domestically (subject to confirmation by the Ministry of Industry and Trade).
Goods used for manufacturing export products (in accordance with Article 16 of Law No. 107/2016/QH13).
Building density and height
Maximum construction density of 60–70% (60% for factories over 5 production floors); maximum building height of 20–25 m depending on each plot, with minimum setbacks of ≥6 m (front) and ≥4 m (rear).
Utilities capacity
Electricity: 110/35/22 kV substation supplying stable power from the national grid to factory boundaries
Clean water: 20,000 m³/day from Nhon Trach plant, supplemented by Thien Tan (200,000 m³/day)
Wastewater treatment: centralized plant with 3,000 m³/day capacity (Column A standard), expandable by phases
Fire prevention and fighting (FPF)
Internal roads 25–61 m wide allow fire truck access; internal fire-fighting systems, hydrants, and extinguishers comply with TCVN 2622, ensuring full coverage within a 150 m radius.
Infrastructure management fee
USD 0.4–1/m²/year (approximately VND 10,000–25,000/m²/year, excluding VAT), paid annually in January, covering road maintenance and shared utilities.
Wastewater treatment fee
Approximately USD 0.28–0.35/m³ (VND 7,000–9,000/m³, excluding VAT), calculated based on 80% of clean water consumption, treated via the 3,000 m³/day centralized plant meeting Column A standards.
