Nam Tan Uyen Industrial Park – Expansion stands out with a “golden” location along DT747B (38 meters wide, 6 lanes), only 30 km from Cat Lai Port, 28 km from Ho Chi Minh City, and 35 km from Tan Son Nhat International Airport, offering optimal logistics connectivity for Japanese and Korean FDI supply chains. The park features Type II synchronized infrastructure, including 2 × 63 MVA power supply (110 kV), clean water capacity of 17,000 m³/day, and centralized wastewater treatment of 8,000 m³/day meeting QCVN standards. The maximum construction density reaches 70%. Infrastructure completion is scheduled for Q4/2026, with a total investment of VND 1,485 billion by NTC – VRG – PHR. Earlier phases (Stages 1 & 2) have achieved 100% occupancy, hosting 236 enterprises, including 88 FDI projects (such as Prosh Saigon, Isuzu Tec Vietnam, Hong Won Vina), creating approximately 20,000 jobs. Competitive advantages include 2-year corporate income tax exemption, 50% CIT reduction for the following 4 years, import duty exemption on machinery, low infrastructure management fees (USD 0.39/m²/year), and an abundant labor force with average wages of VND 7–10 million/month. The park prioritizes five clean industries—mechanical engineering, food processing, building materials, pharmaceuticals & cosmetics, and non-dyeing textiles—well aligned with global supply chain relocation trends. A leasing plan for 90 ha in NTC3 is underway to capture new manufacturing inflows.
