The park offers synchronized basic infrastructure (30–35 m wide roads, stable 22 kV power supply, water capacity of 2,000–5,000 m³/day), competitive low costs (land lease approx. Electricity is supplied from the national grid via 22 kV transmission lines (110/22 kV capacity), with a dedicated lighting network and stable continuous supply. Clean water is supplied from Ben Cat District Water Plant to the land lot boundary, sufficient for industrial production.
Wastewater Treatment
Wastewater treatment plant with a designed capacity of 2,000 m³/day; solid waste handled under contracts with specialized service providers.

Import Duty Incentives

Raw materials and components not yet produced domestically (subject to confirmation by the Ministry of Industry and Trade).
Goods used for manufacturing export products (in accordance with Article 16 of Law No. 107/2016/QH13).
Building Density & Height
Maximum construction density of 60% of the land lot area (standard industrial park regulations), floor area ratio approximately 2.0–2.5. Maximum factory height of 20 m (2 floors), with a 6 m setback along internal roads 25–35 m wide.
Power & Water Capacity
Electricity supplied via 22 kV substations with a designed capacity of 10–15 MVA, stably connected to the national grid. Clean water supply from Ben Cat District Water Plant with a capacity of 2,000–3,000 m³/day delivered to the land lot boundary.
Wastewater Treatment
Centralized treatment plant designed for 2,000 m³/day (not fully completed according to older data), compliant with QCVN 40 Column B standards, with external service contracts; separate rainwater drainage system.
Fire Prevention & Fighting
Compliant with TCVN 2622 and the Law on Fire Prevention and Fighting, using a low-pressure system combined with domestic water supply, internal pipelines, and acceptance inspection by the Fire Police prior to operation.
Fees & Utility Costs
Infrastructure Management Fee
Approximately USD 0.4/m²/year (about VND 10,000/m²/year), payable annually, covering road maintenance, security, lighting, and general sanitation.
Electricity & Water Prices
Electricity prices: peak hours approx. USD 0.1/kWh (about VND 2,500/kWh), normal hours approx. USD 0.05/kWh (about VND 1,250/kWh), applied by EVN Binh Duong from the 22 kV grid.
Clean water price: VND 10,000–14,000/m³ supplied by Ben Cat District Water Plant.
Wastewater Treatment Fee
VND 3,600–18,000/m³ depending on COD/BOD concentration, under contracts with external service providers (no fully centralized on-site treatment plant).
