Infrastructure situation

Infrastructure System
Long Khanh Industrial Park features integrated infrastructure invested by Long Khanh Industrial Park Joint Stock Company, with a high completion level in accordance with the approved 1/2000 detailed master plan.
Internal roads
Internal roads are 19–30 m wide (4 main lanes), fully asphalt-paved, ensuring smooth circulation for container trucks and connectivity throughout the park.
Power supply
Electricity is supplied from a 110/22/0.4 kV substation with a total capacity of 25 MVA from the national grid, delivering stable power to factory boundaries and
meeting the needs of light industrial production.
Clean water supply
Long Khanh Water Plant supplies 4,500 m³/day via HDPE/D1000 pipelines, sufficient for both production and workers’ daily use.
Wastewater treatment
A centralized wastewater treatment plant with a capacity of 3,000 m³/day meets Column B standards, supported by balancing ponds and modern exhaust gas treatment systems.

4-year tax exemption, followed by a 50% reduction for the subsequent 9 years.
Import Duty Incentives
Import duty exemption applies to

Goods forming fixed assets of incentive-eligible investment projects.
Raw materials and components not yet produced domestically (subject to confirmation by the Ministry of Industry and Trade).
Goods used for manufacturing export products (in accordance with Article 16 of Law No. 107/2016/QH13).

Building density and height
Maximum construction density of 60% (pure industrial land, reduced if buildings exceed 5 floors); maximum building height of 20–24 m depending on each plot, with front setbacks of ≥4–6 m and rear setbacks of ≥3 m.

Infrastructure management fee
Approximately USD 0.4–0.6/m²/year (VND 10,000–15,000/m²/year, excluding VAT), paid annually, covering internal road maintenance and shared utilities.
Wastewater treatment fee
Approximately VND 4,590/m³ for manufacturing enterprises (VND 8,200/m³ for commercial and service activities), calculated based on actual clean water consumption and treated via the 3,000 m³/day centralized plant meeting Column B standards.
Electricity and water prices
Electricity: USD 0.03–0.10/kWh (VND 1,000–2,800/kWh) depending on peak/off-peak hours, supplied from the 25 MVA substation
Clean water: USD 0.4–0.5/m³ (VND 10,000–12,500/m³), supplied from the Long Khanh Water Plant (4,500 m³/day)
