Infrastructure situation

Internal Transportation
The central road is 36–43 meters wide, while the main roads are 22–25 meters wide, paved with asphalt and equipped with a complete high-pressure lighting system with an aesthetic design.
The road network is designed to ensure smooth traffic circulation throughout the entire industrial park.
Power Supply System
Power is sourced from the national 500 kV grid, with 2–5 internal 110 kV substations, each with a capacity of 63 MVA within the industrial park.
This system ensures a stable electricity supply for industrial production.
Water Supply
Water is sourced from Vuc Mau Reservoir (approximately 13 km away), treated to meet required standards, with a capacity of 50,000–80,000 m³/day, supplied by Hoang Mai Water Supply Company.
A booster pumping system ensures a continuous water supply for factories.
Wastewater Treatment
The treatment plant has a capacity of 25,000–30,000 m³/day, treating wastewater to Grade A/B standards (TCVN) before discharge into the drainage canal.
Factories are required to pre-treat wastewater to remove hazardous chemicals before discharging it into the centralized treatment plant.

High-tech projects (certified by the Ministry of Science and Technology):
4-year tax exemption, followed by a 50% reduction for the subsequent 9 years.
Import Duty Incentives
Import duty exemption applies to

Goods forming fixed assets of incentive-eligible investment projects.
Raw materials and components not yet produced domestically (subject to confirmation by the Ministry of Industry and Trade).
Goods used for manufacturing export products (in accordance with Article 16 of Law No. 107/2016/QH13).

Factory/warehouse construction density ranges from 55–70%, depending on the land plot area:
≤ 3,000 m²: up to 70%
> 3,000 m²: density gradually decreases
Production buildings with more than 5 floors: maximum 60%
Industrial park land allocation includes:

Green space: ≥ 10%
Transportation: ≥ 8%

Factory Building Height
In accordance with the 1/500 detailed planning of the industrial park, typically 1–5 floors depending on the location, with the maximum height specified in the planning certificate.
Building setback: Minimum distance must comply with the land plot boundaries as regulated.
Fire Protection and Fighting (PCCC)
The system complies with national fire prevention and firefighting regulations. Internal roads with widths of 22–46 meters facilitate fire engine access and emergency response.

Infrastructure usage fee: 65–70 USD/m² (one-time payment valid until 2071, depending on location).
Land lease fee: 0.06 USD/m²/year.
Management and maintenance fee: 0.05 USD/m²/month (charged annually).
