Bim Son B Industrial Park is located in Bim Son Town, Thanh Hoa Province, with a planned area of approximately 540 hectares. The park is designed as a multi-sector industrial zone focusing on building materials, mechanical engineering, supporting industries, and manufacturing. Strategically positioned near National Highway 1A and the North–South railway, and about 40 km from Nghi Son Port, it offers convenient logistics connections for both domestic distribution and export activities. The infrastructure is comprehensively developed, including internal road networks, a 110 kV power supply system, high-capacity water supply, and a centralized wastewater treatment plant. Bim Son B is expected to become a new industrial growth driver in northern Thanh Hoa Province.

1. Land lease (raw land rental): Exemption from land rental during the factory construction period (03–05 years) from the date of signing the land sublease agreement with the infrastructure developer.
2. Infrastructure management and maintenance fee: Exemption for up to 03 years from the date of signing the land sublease agreement with the infrastructure developer.
3. Corporate Income Tax (CIT):
- 100% exemption for the first 02 years from the time taxable income is generated.
- 50% reduction for the subsequent 04 years.
4. Import and Export Duties:
- Exemption from import duty for goods used to create fixed assets and specialized transport vehicles forming part of the project’s technological production line.
- Exemption from import duty for 05 years from the commencement of production for raw materials, supplies, components, and semi-finished products that are not yet domestically produced or do not meet required quality standards in Vietnam.
Construction density: maximum 60%.
Raw land rental: USD 0.18/m2/year (excluding VAT).
Infrastructure management and maintenance fee: USD 0.25/m2 (including VAT).
Wastewater treatment fee: USD 0.47/m3 (including VAT).
Clean water tariff: USD 0.61/m3 (including VAT).
35 kV medium-voltage electricity tariff: In accordance with the general tariff schedule of Vietnam Electricity (EVN).
