Bau Xeo Industrial Park (IP) stands out with its strategic location directly on National Highway 1A, approximately 35–40 km from Ho Chi Minh City, 20 km from Long Thanh International Airport, 45 km from Cat Lai Port, and about 15 km from the Ho Chi Minh City – Long Thanh – Dau Giay Expressway, enabling multimodal logistics and helping reduce transportation costs by 20–30%. Internal transportation

Thien Tan Water Plant supplies Phase 1 capacity of 12,000 m³/day (initially 8,000 m³/day), with an internal pipeline system directly connected to each factory.

Centralized wastewater treatment plant with a total capacity of 8,000 m³/day (Phase 1: 4,000 m³/day), meeting Column A/B environmental standards, with separate rainwater and wastewater drainage systems.

Production of wooden furniture and interior/office decoration products.
Manufacturing of sports and fitness equipment.
Electronic and microelectronic components manufacturing.

Corporate Income Tax (CIT) Incentives
Preferential tax rate: 10% for 15 years (instead of the standard 20%).
Standard sectors/projects
2-year tax exemption, followed by a 50% reduction for the next 4 years.
High-tech projects (certified by the Ministry of Science and Technology):
4-year tax exemption, followed by a 50% reduction for the subsequent 9 years.
Import Duty Incentives
Import duty exemption applies to
Goods forming fixed assets of incentive-eligible investment projects.
Raw materials and components not yet produced domestically (subject to confirmation by the Ministry of Industry and Trade).
Goods used for manufacturing export products (in accordance with Article 16 of Law No. 107/2016/QH13).
Construction density and building height
Construction density: 30–60% depending on zone (maximum 60% for standard factories)
Factory height: 25–30 m, 5–6 floors depending on land lot and production characteristics
Setbacks
≥6 m from road boundary lines; ≥10 m along surrounding main roads, in accordance with fire safety requirements.

Fire prevention and fighting (FPF)
Internal roads 10.5 m wide with 30-ton load capacity for fire engines; internal FPF systems and hydrants compliant with TCVN 2622, with ≥6 m setbacks ensuring a 150 m coverage radius across the entire industrial park.
Infrastructure management fee
VND 12,500/m²/year (approximately USD 0.5/m²/year), paid annually; one-time infrastructure usage fee of VND 2,000,000/m² for a 31-year land lease until 2056.
Wastewater treatment fee
Approximately VND 7,000–9,000/m³ (USD 0.28–0.35/m³), calculated based on clean water usage through the centralized 8,000 m³/day treatment plant meeting Column A/B standards.
Electricity and water prices
Electricity: VND 1,000–2,800/kWh (USD 0.04–0.11/kWh) depending on peak and off-peak hours, supplied from the 110/22kV 126 MVA substation
Clean water: VND 10,000–12,500/m³ (USD 0.4–0.5/m³) from Thien Tan Water Plant (12,000 m³/day)
